Set in the quiet suburb of Lutana only 5 minutes’ drive to the CBD this spacious, comfortable, family home has views of the Derwent Bridge. With 5 bedrooms, 2.5 bathrooms and a modern kitchen this home is the ideal base for a large family or group to start or finish their Tasmanian adventure. With easy access to the CBD, Salamanca, Mona Museum, and the North Hobart dining strip.
The Space
The home has 5 bedrooms, two downstairs and three upstairs, all with Queen size beds, four bedrooms with built in robes. The main bedroom has a large TV and walk in robes. This home has two bathrooms one with bath and discrete shower bay, and a separate toilet, the other has a toilet and shower and is located near the main bedroom. There is also a separate toilet downstairs as well. Also on the ground floor is the laundry with washing machine and dryer.
The home boasts a well-equipped kitchen with gas hot plates, electric stove, microwave, and large modern fridge freezer. Just off the kitchen is the dining area is the dining room, with extra chairs. There is a very spacious living room with quality, comfortable furniture, and large smart TV, as well as a study/reading nook off the lounge room.
Off-street parking for two cars, free on street parking. Excellent heating with reverse cycle air conditioning in the main living area, with heaters and electric blankets in every bedroom ensure your keep comfortable in the colder months.
At the back of the house is a secure garden with an undercover entertainment area with outdoor dining table and BBQ. At the front you get great views from the front deck.

Only 5 minutes’ drive to the centre of Hobart and less to the Casino and Sandy Bay business centre. Leave the car behind and use a Uber or Taxi, Buses run regularly down the hill on Churchill Avenue .
There is room room for 2 cars on the property and free parking on the road. Please note there is no access to garage.

IMPORTANT: THIS HOUSE IS NOT A PARTY HOUSE
We have had to implement the following policy due to a number of recent guests disregarding our house rules and creating unacceptable levels of noise at the house, causing a disturbance to our neighbours.
We have implemented a strict Quiet Time between 10pm and 8am where there is to be no noise on the decks or outdoor areas.
In addition, there should be no excessive noise on the decks and outside areas at any time during your stay and noise inside the house should be at a level so as not to be heard from neighbouring properties.
The house is for accommodation only and is not suitable for parties, gatherings or functions of any kind. There is to be no more than 2 visitors to the house without our prior written consent.
If you do not feel that you can abide by these rules DO NOT book this house. If you do book the house and disregard these rules our neighbours will let us know. You will be asked to vacate the property immediately and may lose your booking fee and deposit.
If you can abide by these rules than “The View” may be the perfect holiday home for you.
